Resort Policies

Payment in full is due 30 days prior to arrival & will be charged to the same credit card as your deposit automatically without prior arrangements.

50% non-refundable deposit required 24 hours after booking your Reservation, or full payment if your Reservation is booked within 30 days of arrival date.

Cash paying customers: Reservation will not be held until cash or money order is received. In addition, $100 cash deposit is required upon check-in. Deposit returned upon check-out with no damages, extra cleaning or missing items.

Cancellations received within 24 hours after booking reservation will receive 100% refund.

Cancellations received 30 days or more prior to arrival will result in forfeiture of deposit only.

NO REFUNDS WILL BE MADE FOR cancellations or changes made within 30 days of arrival date.

You may change the dates of stay up to 30 days from your arrival date with an additional $25 Change Fee added per cottage reserved. Must be within the same calendar year & subject to availability. Change must be in writing, email or fax.

No refunds or reductions for late arrival, early departure or weather conditions.

Maximum Occupancy per cottage will be enforced. Occupancy includes all ages. (Yes! kids are people too!)

Rates are for double occupancy up to two people. $10.00 for each additional person over 2 will be charged for overnight or day use of the Resort.

Each Cottage includes: Use of entire Resort - Fishing Pier, Boat Launch, Docking at our private Boat slips, Boat Trailer Parking, outdoor Fireplaces, BBQ Grills and picnic, seating & relaxing areas. For the comfort of all paying Guests, there are additional fees for extra persons, extra vehicles, additional boats & boat trailers & their extra use of the boat launch & dock space. Only the number of persons booked on your reservation will be allowed onsite at the rate of the original reservation. Last minute additions cost more, so plan ahead when possible!

Resort Cancellation

Why do we have this cancellation Policy?
We've created this policy to make sure those calling for reservations are serious about visiting us. Because we are a small private resort with very special waterfront accommodations that are in high demand, particularly in the summer season, it is not cost effective for us to honor reservations turning other customers away if they are cancelled at the last minute and the cottage ends up empty. We found that even if there was a cancellation fee, reservations were made, minds were changed and folks would argue with staff even though they were aware of our cancellation policy before booking reservations. It ended up costing us more in processing than the original reservation income represented. Therefore, we just do not allow refunds anymore. We request our Guests honor their reservations as well.
